Colleyville, TX development tracker
Reporting on the city's economic development update presented Oct. 5, Community Impact said Colleyville had 82,989 square feet of construction currently underway and another 175,000 square feet planned, according to the city. Below is every project in the research for this site, with its status in the source's own words and the date of that report. Nothing is upgraded between reports, so read the date before you rely on a status.
Colleyville TX development: private projects
Northern Gateway at John McCain Road
The city's 2015 comprehensive plan names the area: "Northern Gateway: Offers a unique opportunity for new". The city's FY23 adopted budget states: "The City has purchased 41 acres within the Northern Gateway at SH26 and John McCain".
In June 2025, Community Impact reported that City Council approved of the initial agreement with the developer June 4. That agreement covered the purchase of 22 acres on the corner of SH 26 and John McCain Road. The June 2025 concept was to build a 120-room luxury resort-style hotel. In November 2025, Community Impact reported the developer purchased the land in August and now has updated plans for the development. That report said the developer plans to include 140 hotel rooms and 18 casitas.
In September 2026, Community Impact reported that council members unanimously approved transferring a purchase-sale agreement from NuCiti Capital Partners to Lone Star Blackjack Oak LLC during the Sept. 1 meeting. Mayor Bobby Lindamood said there is no longer a plan to add a hotel to the property. The report said the plan would include a par 3 golf course, a driving range and other commercial uses, such as retail and restaurant spaces. It also mentioned plans to make a development submittal to the city by mid-October; our October 2026 research did not find a later report on that submittal.
The quoted reports do not say whether the 22 acres sit inside the 41 acres the city budget describes, so the two are shown as separate records. If you own nearby, wait for a filed site plan before you market your property against what will be built on that corner. A concept in a news report is not a commitment.
Garages of America and the rezoning
In October 2025, Community Impact reported that council approved the sale of 3.81 acres of city-owned property located at the southeast corner of John McCain Road and Colleyville Boulevard at the Oct. 21 meeting. The purchase-sale agreement is for $2.5 million. The developers, CDC Equities LLC, plan to construct Garages of America.
In June 2026, Community Impact reported that City Council approved the second reading for a rezoning request to allow for vehicle storage, retail, office and warehouse uses on two properties by a 6-0 vote during the June 16 meeting. The commercial development will include four buildings, according to the site plan filed with the city. Community Impact gives the first building as 21,000 square feet and the second as 31,830 square feet. The third and fourth buildings, both of which are 24,000 square feet, will house the Garages of America storage condominiums. The report noted there were 22 responses received against the development.
The quoted lines do not tie the "two properties" in the June 2026 rezoning to the 3.81 acres sold in the October 2025 item, so the two are shown separately. If you own flex or storage space nearby, ask what your units offer that new condominium space would not, and set your terms with that answer in hand.
Business park on Colleyville Boulevard
In February 2025, Community Impact reported that City Council approved a Planned Unit Development request Feb. 18. The property is 4.31 acres and located at 6521 Colleyville Blvd. The development includes three buildings with 23 suites averaging 3,600 square feet. The report described suites for "professional service businesses such as attorneys and boutique retail businesses." It refers to a party "representing Shoal Creek Capital Partners". The report said approval was recommended for the development during a meeting Jan. 13. In that report, construction was expected to start quarter four and finish quarter three of 2026; our October 2026 research did not find a later report on construction.
If you lease small office suites on the boulevard, this is the project your prospects may tour next. Know your suite sizes, parking and lease terms against it before a renewal comes up.
Garage units between Industrial Boulevard and Oak Point Drive
In March 2025, Community Impact reported that the Colleyville Planning and Zoning Commission approved the plans during its March 10 meeting. The site is along Colleyville Boulevard between Industrial Boulevard and Oak Point Drive. The plan includes one 11,772-square-foot building with seven luxury garage units. The applicant was Skye Thibodeaux from Enki Development. Our October 2026 research did not find a later council action on this item.
Southern gateway land at Acuff Lane
In November 2025, Community Impact reported that council approved a Letter of Intent with Huntington Properties, a retail developer, for the purchase of 5.7 acres at the southern gateway located on Acuff Lane and SH 26. In January 2026, Community Impact reported the city's approval of a purchase-sale agreement at the Jan. 6 meeting. That report said the buyer intends to purchase this 6-acre property for $3.1 million to construct commercial, retail and restaurant buildings. It said closing is subject to obtaining "council-approved zoning changes for the intended property improvements". In an undated report, ConnectCRE said "They purchased about 6 acres of land located at the southeast corner of Hwy. 26 and Acuff Lane."
The quoted text in these reports does not establish whether they describe the same land or the same deal, so each is shown with its own acreage. A closing that depends on a zoning change can still fall apart. If you own retail nearby, watch the zoning agenda for this site before you assume new neighbors.
Professional Court office lots
In January 2026, Community Impact reported that council approved a request for 2.81 acres located at 105 Professional Court and 5301 Colleyville Boulevard to be replatted from two lots to five lots for future office development. The property is currently undeveloped and zoned for office use.
Smaller lots suit an owner-user who wants to buy rather than lease. If you are weighing that choice, ask about lot sizes here before you sign a long lease elsewhere. The office space guide covers leasing in the meantime.
The Village
In January 2025, Community Impact reported that Colleyville City Council approved a lease to be signed at 35 Veranda Lane in The Village to relocate the business center. Community Impact reported in March 2026 that the Colleyville Business Center relocated to The Village and subleased a part of the new space to the Colleyville Chamber of Commerce. The same March 2026 report said the occupancy rate for retail and restaurants in The Village jumped from 63% in January 2025 to 88.3% in January 2026.
Infrastructure projects in Colleyville
Cheek-Sparger Road
In April 2026, Community Impact reported that crews will reconstruct Cheek-Sparger Road into a two-lane undivided road and add turn lanes, sidewalks and shared-use paths from Bedford Road to Heritage Avenue. The listing gives "Cost: $33 million". It lists "Funding sources: cities of Bedford, Colleyville, Tarrant County, TxDOT, federal government." It gives "Timeline: late 2027-2028." The update came after the Colleyville City Council approved work to be added to the project at the April 7 meeting.
If your property fronts the road, ask how access will work during construction before you sign or renew a lease that runs through it.
Highway landscaping and the C. Green Scaping contract
Colleyville City Council approved a contract with C. Green Scaping at the April 7 meeting, Community Impact reported in April 2026. The scope includes SH 26 from north of John McCain Road to south of Longwood Drive. The contract will not exceed $895,887. The same listing gives "Cost: $1.78 million." It lists "Funding sources: TxDOT, city of Colleyville, federal government."
The same April 2026 report carries an item headed "SH 26 green ribbon improvements". It says "The Green Ribbon Project work includes installing irrigation systems and planting ornamental trees, shrubs and ground cover". The contract limit and the cost figure are two different measures, and the quoted lines do not say how they relate, or tie the contract to the green ribbon item, so each is shown as reported.
Highway work from Tennison Parkway to John McCain Road
In October 2025, Community Impact reported on work along SH 26 from Tennison Parkway to south of John McCain Road. That report covered two projects and said "The total funds received for these two projects is $885,590". It said this came with Colleyville paying $123,000 using Tax Increment Finance funds.
Glade Road resurfacing
In October 2025, Community Impact reported that Glade Road pavement resurfacing would begin Nov. 3 in Colleyville and finish up Nov. 5, dates that report gave without a year. Glade Road resurfacing will start from the roundabout at Jackson Road and Pool Road to Strathmore Terrace. The project is expected to cost $124,718. Our October 2026 research did not find a report on when that work finished.
Railroad crossings
In October 2025, Community Impact reported that an agreement with TxDOT was approved for upgrading the pavement markings and signage at all three railroad crossings at Bransburg Road, Pleasant Road and John McCain Road.
Heroes Park
In March 2026, Community Impact described a $6 million park project adjacent to City Hall dedicated to honoring veterans and hosting city events. The same report referred to a milestone "once construction is completed this summer on Heroes Park"; our October 2026 research did not find a later report on completion. A July 2025 Community Impact report on the capital plan listed "Completion of Heroes Park".
Drainage and design items
A July 2025 Community Impact report lists "Design for drainage improvements at the Bedford Road low water crossing". The same report lists "Drainage improvements on Ponderosa Street". It also lists "Designs for Cheek-Sparger Road".
Road and drainage work can close a driveway for a season. If you are a tenant signing near a listed project, ask the landlord about access during construction. If you own the building, point buyers to finished improvements once they are done.
City plans and capital budgets
The 2015 comprehensive plan, Destination Colleyville, will guide the city through 2035. The city says one of its major initiatives is to enhance Colleyville Boulevard. Destination Colleyville builds upon the 2004 Comprehensive Plan.
In July 2025, Community Impact reported that, overall, there is $33.49 million budgeted in the Capital Improvement Plan for fiscal year 2026, laid out during the July 15 work session. The report noted City Council must approve the capital projects before any work will be done. An earlier report, from September 2022, said the 2022-26 Capital Improvement Program, known as the CIP, outlines plans to spend about $73.6 million.
The two capital figures come from different documents, one for a single fiscal year and one for a multiyear program, so do not compare them as one series. Before you count on a listed item, check whether council has acted on the project itself. Zoning steps for new projects are in the zoning and permits guide, and the figures behind the market are on the Colleyville market outlook.
