Leasing up an executive suite building in Colleyville

In January 2025, Community Impact reported "There is currently a waiting list for those interested in renting space in the new business center". That center is the city's own suite operation, and the report said the city was "leaving the remaining eight offices and one conference room available for businesses to rent out". The space it leased at 35 Veranda Lane totals 5,208 square feet, and the Chamber subleases 1,825 square feet of it.

The business base is small firms. A Community Impact report on a city economic development update said 91% of businesses in Colleyville have less than 20 employees. The same report said "Overall occupancy in Colleyville is 93%." It does not say whether that figure covers office or suite space.

Our October 2026 research did not find a published count of executive suites in Colleyville, a suite vacancy rate, or a survey of typical suite rents across the city.

With no public suite count or vacancy figure, your own building is the data. Track every inquiry, every tour and every lost prospect, and why they walked. After a few months that log tells you more about pricing and unit mix than any citywide number could, and it is the first thing an agent will ask to see.

Which zoning districts allow office suites in Colleyville?

Your suite building's zoning decides which prospects you can sign. In the Section 3.24 Schedule of Permitted Uses, the row for General Business Offices not elsewhere listed reads P in CPO, CN, CC1, CC2 and CC3 and S in ML. The Real Estate Agency Offices row reads the same way, and the table also carries a separate row for Attorney Offices.

The code's legend explains the letters. "A “P” in a cell indicates that the use is allowed by right as the principal use in the applicable zoning district". The legend says an S in a cell indicates that the use "may be allowed with the approval by the City Council of a Special Use Permit following the applicable review and approval procedures." An empty cell means the use is prohibited unless the City Council approves a Planned Unit Development District ordinance, a Special Use Permit authorizes it, or it conforms with "Section 3.6.B-Classification of New and Unlisted Uses."

Hours matter in the small-office district. Chapter 3 includes Section 3.17 CPO, the Professional Office Commercial District, and its purpose statement says "Hours of operation do not permit businesses to be open at night." Its supplementary requirements add that the district "may be operated in daytime only". The neighborhood district, Section 3.18 CN, follows it in the code.

The retail districts welcome some office tenants too. Section 3.19 CC-1, the Village Retail District, opens its purpose with "This district is oriented to general commercial retail goods and services as well as some office, entertainment and community facility uses." Section 3.20 CC-2, the Shopping Center District, reads "This district is oriented to general commercial goods and services as well as office, entertainment and community facility uses."

Parking follows the office rows. Colleyville bases parking on the gross floor area (GFA) of the building, and parking group 8 is set at "1 per 300 sq. ft. of gross floor area".

Before you show a suite, match the prospect's actual business to a row in the table, not to the word office on their card. A therapist, a tutor or a medical user may fall in a different row, a different parking group, or a cell that is empty. In the daytime-only district, a tenant who needs evening clients is a poor fit no matter what they offer to pay. The zoning and permits guide walks through the special use permit and certificate of occupancy steps.

Who rents small office suites in Colleyville?

The clearest public description of suite tenants comes from a planned project. A February 2025 Community Impact report on a development at 6521 Colleyville Blvd. named "professional service businesses such as attorneys and boutique retail businesses." In February 2020, Community Impact listed what the city's business center included: "chamber offices, flexible office spaces, a large conference room, two small conference rooms, a work and break room, a reception area and eight workstations."

In March 2026, Community Impact reported that the Colleyville Business Center relocated to The Village and subleased a part of the new space to the Colleyville Chamber of Commerce. The Chamber describes itself as "a 501 (c) 6 membership organization governed by a Board of Directors selected from area business leaders" and states that it "was founded in 1976 by a dozen businesses".

Picture the likely prospect as a firm of a few people who meet clients in person and want a conference room more than a large floor plate. Lay out the building and the lease form for that firm: private offices with doors, a shared room that can be booked, and a term short enough that a growing practice is not scared off.

Pricing a suite building: per office, per square foot or all-inclusive

The one published Colleyville suite price list is an operator's. Main Street Executive Suites' website lists a "Complete Office Suite Plan - Starting at $530 per month" and "Virtual Office Plans Starting at $160 per month". Its plan includes "Utilities, maintenance and janitorial services" and it advertises "Convenient Month-to-Month Leases". The site does not show the date those prices were set.

A per square foot benchmark exists for the city's own lease. In January 2025, Community Impact reported "The city will pay $19.30 per square foot a year with a 4% annual increase and the Chamber will pay $22.50 per square foot a year with a 4% annual increase." The Community Impact report on the economic development update also said "The market median rent rate in Colleyville is $27 per square foot", without saying which property types or lease basis that median covers.

Pick the structure that matches who you want. An all-inclusive monthly price per office is easy for a small firm to say yes to, and it puts utilities, cleaning and turnover cost on you. A per square foot lease with a fixed annual step is easier to underwrite and lend against, and it suits a tenant who wants a longer term. You can also run both: furnished, all-inclusive offices for short-term users and a few larger suites on standard leases to steady the rent roll.

Marketing a multi-tenant suite building

Location along the boulevard is most of the market. The city's FY22 budget said "Approximately 85 percent of the City’s commercial properties are located along Colleyville Boulevard (SH26)" and that "the roadway serves as a true main street for Colleyville." Main Street Executive Suites markets its own address as "midway between Dallas and Fort Worth with easy access to restaurants, shopping and DFW Airport".

Prospects for small suites often search by name and drive by before they call. Make sure the building has signage a driver can read, a listing that states the price structure plainly, and photos of a real furnished office rather than an empty shell. Keep the business center's waiting list in mind: tenants who could not get in there are looking for the next option.

City grants for an existing Colleyville suite building

The city runs several small grant programs, and some fit an older suite building. Its storefront program is about "helping local business and property owners update their storefronts and improve the appearance of the City’s main commercial corridor." The listed improvements include "Improvements with significant frontage on SH26." and "Improvements that bring existing, non-conforming building and signs into compliance with the current Land Development Code."

The city's sign grant says "Participating businesses and property owners can receive a grant for half (50%) of the total project cost, not to exceed $5,000." That money can go "towards the design, purchase, permitting, and installation of a commercial sign." The catch: "No grant will be awarded for work that has already been initiated or completed."

For a fire sprinkler retrofit, the city's page says "you may be eligible for up to $50,000 of grant funding to help offset the cost of installing a fire suppression system." It describes "up to a 50/50 match of funds", paid "Once the system has satisfactorily passed inspection and testing".

Apply before you sign a sign contractor or start any work, since starting early can disqualify you. Read each program's eligibility page for your building, and budget the full cost up front, because the match is paid after the work.

Landlord representation for a Colleyville suite building

The city describes its economic development strategy as "all about attracting, growing, and keeping a high-quality mix of businesses". Daniel Weber, commercial real estate sales agent with SVN | Trinity Advisors, represents owners who want to lease their building. For a suite building, that means reviewing the rent roll and the suite list, checking each vacant suite's zoning and parking against the uses you want, recommending a price structure, marketing the vacancies, screening prospects and negotiating the leases. He does not manage property.

The most useful thing you can send is the building address and your current rent roll or suite list, with the size, rent, term and expiration of each suite, plus which ones are vacant and which are furnished. That is enough to see where the building is underpriced, where turnover is costing you, and which suites to market first. Use the form on this page or call (817) 559-1235. General leasing help for other building types is on the lease my building page.

Finding an executive suite or private office in Colleyville

If you need a suite rather than a building, start with what is open now. Main Street Executive Suites lists 4209 Gateway Dr. Ste 200 and month-to-month terms. The city's business center at 35 Veranda Lane had a waiting list in January 2025, per Community Impact.

More suites were planned. In February 2025 Community Impact reported that City Council approved a Planned Unit Development request Feb. 18 for a property at 6521 Colleyville Blvd., and said "The development includes three buildings with 23 suites averaging 3,600 square feet." That report said "Construction is expected to start quarter four and finish quarter three of 2026". Our October 2026 research did not find a report on whether those buildings are finished.

Compare suites on the total monthly cost, not the headline rate: what is included, what the term is, and what happens when you need a second office. Daniel represents tenants too. Send your use, headcount and move-in date through the find space page.

Coworking and shared office space in Colleyville

In May 2024, Community Impact reported "My Favorite Place co-working space opened in Colleyville on April 1." The report said "There are various areas in the former med spa that can be booked for co-working spaces" and gave the address as 5121 Thompson Terrace, Ste. B, Colleyville.

The city's business center started as a shared workspace. In 2020, Community Impact said "It will be the first coworking and collaborative workspace to open in Colleyville." In 2025 it reported "The business center was previously located at 5601 Colleyville Boulevard, the old Wachovia building."

A bookable desk suits someone who meets clients occasionally. Once you need a door that locks or a place to keep files, a private suite is the better fit.
