Colleyville, TX commercial real estate market outlook
Community Impact reported that Colleyville has increased its retail occupancy rate to 96% and given out over $7.8 million in grants to local businesses since 2018, according to an economic development update presented Oct. 5. The same report gives overall occupancy in Colleyville as 93% and the market median rent rate as $27 per square foot. This outlook puts those figures next to taxes, the SH 26 corridor, employers and Census and labor data, so you can test a lease or a sale against them.
Colleyville occupancy, rent and construction figures
Start with the city's own update. Community Impact's report on the update presented Oct. 5 states that the market median rent rate in Colleyville is $27 per square foot and 91% of businesses in Colleyville have less than 20 employees. The same report, citing the city, counted 82,989 square feet of construction currently underway and another 175,000 square feet planned.
In a March 2026 report, Community Impact said the occupancy rate for retail and restaurants in The Village jumped from 63% in January 2025 to 88.3% in January 2026.
The quoted report does not say which property types, lease basis or buildings the median rent covers, so this page does not turn it into an asking rent for any one suite. If you are a tenant, treat a published median as a check on a quote, not a target to negotiate toward. If you own a building, a median tells a prospect little about your suite: show them your own rent roll, finish level and expense history instead.
Colleyville Boulevard (SH 26) corridor
The city's FY22 adopted budget states: "Approximately 85 percent of the City's commercial properties are located along Colleyville Boulevard (SH26)." The city's 2015 comprehensive plan, Destination Colleyville, says "Colleyville Boulevard is not only the city's main economic engine, but is also the key to defining the character of Colleyville."
In January 2020, Community Impact reported that TxDOT has been working since 2016 to widen 3 miles of the road at a cost of $38.2 million. The city's project page says the Texas Department of Transportation will construct SH26 into a six-lane roadway with raised curbed medians. In November 2021, Community Impact reported that, according to Mark Wood, Colleyville assistant city manager, the TxDOT project is complete. One TxDOT count station on SH 26 inside the city limits recorded an AADT of 29,175 for the 2025 report year.
The same plan sets a pattern along the boulevard. Destination Colleyville's action list says to "Focus on attracting sales-tax generating uses at intersections and professional or medical office uses at mid-block locations."
Raised medians change how drivers reach a site. Before you sign for a boulevard suite, drive to it from both directions and count the turns a customer has to make. An office user who does not depend on drive-by traffic can often trade frontage for a calmer mid-block address.
Colleyville tax rate, budget and capital plan
A September 2026 Community Impact report ran under the headline "Colleyville council approves $98.33M budget, higher tax rate." It states that the FY 2026-27 tax rate is $0.352480 per $100 valuation, an increase compared to $0.311931 per $100 valuation for FY 2025-26. The interest and sinking portion of the rate is $0.03383 per $100 valuation. FY 2026-27 begins Oct. 1 and runs through Sept. 30, 2027.
On the spending side, a July 2025 Community Impact report said that, overall, there is $33.49 million budgeted in the Capital Improvement Plan for fiscal year 2026. The same report said City Council must approve the capital projects before any work will be done. Project by project, the Colleyville development tracker follows what that money is building.
The principal property taxpayers table in the city's annual financial report for the fiscal year ended September 30, 2025 gives a total assessed valuation of 7,413,295,246. The same table's ten principal taxpayers total $184,060,288, or 2.48% of that valuation.
If you own a building on net leases, rerun your expense pass-through at the new rate before you quote a renewal, so the tenant hears about the change from you and not from a reconciliation. If you lease on net terms, ask the landlord how the change shows up in your next statement.
What is the sales tax rate in Colleyville, TX?
The city states that the total sales tax rate in the City of Colleyville is 8.25%, which includes the state rate of 6.25% and an additional 2% collected by the City. If you run a shop or restaurant, read the grant section below before you sign: several programs are written for businesses that collect sales tax, and a landlord may not mention them. If you own a center, ask a retail prospect whether they have looked at the city's programs, since the answer can shorten their build-out math.

Read the ranked list as a map of who brings people to the boulevard on a weekday. If you are pitching a suite to a service tenant, point to the anchors their customers already visit.

Do not underwrite a retail lease on rooftop growth here. Underwrite it on the customers already in the trade area and on the traffic that passes the door.

Colleyville business incentives and grants
The City of Colleyville provides comprehensive incentives to retain and attract desired businesses on a case-by-case basis. Its incentives page lists ad valorem taxes, sales tax grants, fee reductions, employment assistance and state incentives assistance. The named grants are Brighten Up the Boulevard, BEST, Neighborhood Entrance Beautification, SAFER and SIGN. Here is what the city's own program pages say about each one an owner or tenant is likely to use.
- BEST is aimed at "helping local business and property owners update their storefronts and improve the appearance of the City's main commercial corridor." Its criteria include "Improvements with significant frontage on SH26" and "Improvements that redevelop properties along SH26, including projects that assemble multiple parcels into one cohesive development."
- SAFER: the city's page says "you may be eligible for up to $50,000 of grant funding to help offset the cost of installing a fire suppression system." It provides up to a 50/50 match, and the city issues the grant money once the system has satisfactorily passed inspection and testing.
- SIGN: participating businesses and property owners can receive a grant for half (50%) of the total project cost, not to exceed $5,000. No grant will be awarded for work that has already been initiated or completed.
- Brighten Up the Boulevard: a one-time 50% matching grant up to $5,000 for shopping centers and up to $2,000 for individual businesses. Eligible businesses must be located along SH26.
- Colleyville Gives: Community Impact reported that it is a grant designed to help businesses with advertising and marketing during the fourth quarter and awards up to $1,000 with an additional $1,000 available to businesses that donate $500 to a local nonprofit. The city's page says eligible sales tax generating businesses can receive up to $1,000 in grant funding to boost their holiday advertising and marketing.
The city's incentives page says: "We highly recommend that you contact Assistant City Manager Adrienne Lothery to discuss your proposed project to evaluate the best approach to resolving your needs." The Colleyville Chamber of Commerce was founded in 1976 by a dozen businesses. Community Impact reported that the Colleyville Business Center relocated to The Village and subleased a part of the new space to the Colleyville Chamber of Commerce.
Apply before any work starts; a grant that requires approval first cannot be claimed after the fact. If a grant is part of your renovation math, get the city's written terms first, then price the lease or the sale with and without it.
What this means for tenants and owners
If you need space, expect a short list of open suites in the retail centers and plan your search, permits and build-out with room to spare. Compare more than one option before you commit, and ask each landlord what the grant programs could cover for your use. The find space in Colleyville page explains how Daniel runs a tenant search.
If you own a building, the higher rate, the boulevard grants and the new projects nearby all reach your numbers. Have current expenses, the rent roll and lease dates in one place before you test the market. The lease my building page covers the owner side.
This page does not publish a forecast or an asking rent range by property type; our October 2026 research did not find a public asking-rent series for Colleyville by property type. It is refreshed in place when a source publishes newer figures.
